What is an assessment appeals application?
A temporary reduction in property taxes can only be granted if the Market Value falls below the Prop. 13 value (Taxable Value).

Property is valued for property tax purposes each year as of January 1.

The table below shows the breakdown of savings once an appeal has been filed. Total savings depends on the assessed value of your home and current Fair Market Value.
An assessment appeals application is an application to refute the assessed value of your property.
How does the assessed value affect my taxes?
The assessed value of your property and the tax rate applied to this value equals the amount of tax money you are required to pay. As property value declines, your taxes do not automatically decrease. How do I know what the assessed value of my property is?
Visit you County Assessor's web site and use your Assessor's Parcel Number to find out what your assessment value and taxes are.


What if I have more than one property that may qualify for re-assessment?
A separate application must be filed for each assessment number under appeal. Pacific Coast Securities can file additional applications for a discounted fee.

Will my County Assessor notify me if I am being over-taxed?
No. Your County Assessor's office sends property value notices each June notifying you if your property is valued at or below the Prop. 13 value, and makes adjustments to increase your taxes. It does not notify you if you are paying extra in property taxes nor that you can file an appeal.

These applicants are usually summoned by the Assessor to defend their appeals in court.
